PROPERTY DESCRIPTION

The Clarksburg Center (more commonly known as the Carmichael Center) is located in downtown Clarksburg at 120 North Sixth Street. This is the intersection of Hewes Avenue and Sixth Street, one block off Pike Street and directly behind the US Post Office and courthouse. The property occupies about two thirds of a block running 265 feet from the US Route 50 west right-of-way along North Sixth Street to Hewes avenue, then westerly 180 feet, then returns northerly 265 feet to the state road right-of-way, thence easterly along the right-of-way 180 feet to the beginning. Additionally, the property includes lot 33 of the T. Moore Jackson Subdivision. This 30’ by 75’ lot extends from the primary property to Walnut Street providing access directly from Walnut Street.

The property contains three structures located on the eastern half of the lot.

1) Morrison’s Automotive: This building consists of two portions, both constructed of concrete, block and steel with a flat roof. The front portion was built in 1961 and contains 4,000 square feet plus a full basement. The back portion was constructed later (70’s ?) and contains about 3,000 square feet. It is currently leased and lessee is responsible for all systems except roof. Lessee also pays per month for additional parking area.

2) Carmichael Center: The building was constructed in 1923 as an automobile dealership and public auditorium. It is a three-story tile, stucco and brick exterior with a structure of steel reinforced concrete. It is 126’ by 83’ in exterior size and 55’ high. Each floor contains about 10,000 square feet of floor area for a total of about 30,000 square feet.

a) Basement: Full basement with 12’ ceiling and concrete supporting columns. Original ramp vehicle access has been modified into a stairway.

b) First Floor: Open area with 14’ height currently partitioned with drywall into offices and classrooms.

c) Second Floor: A gymnasium/Auditorium with a ceiling height of 22 feet. The floor is of steel and concrete with a terrazzo surface. A vehicle ramp extends from Sixth Street to the south end of the second floor providing vehicle and public access.

d) Balcony: Constructed of steel and concrete 13 feet wide on all four sides containing 4,658 square feet as risers for seating.

3) Mitchell Building: This is a two-story office and classroom building, 50’ by 90’, and 25’ high containing 10,500 square feet. It is constructed of concrete, block and tile. Each floor has a ceiling height of 10’. Portions of the first and second floor are leased to the State of West Virginia through June 30, 2007.

4) Parking Lot: Approximately 187’ by 90’ with access from Hewes Avenue. Additionally, about twenty spaces exist behind the Morrison automotive building and about ten spaces are in front of the Morrison Building.

5) Lot 33: This is 30 x 75’ and provides access to the rear of the Morrison Automotive Building, which makes it possible to completely separate that property from the others.


Note: The Carmichael Building and the Mitchell Building share a common heating system.
