Special Terms and Conditions: Purchaser shall have sixty (60) days from the date of the auction to close on the real estate. The chattel property, equipment, and personal property located on the real estate (hereinafter “Chattel Property”) are being sold separately by G.W. Kittrell Auction Service and are not included in this real estate transaction. Purchasers of the Chattel Property shall have ninety (90) days following the date of the auction to remove Chattel Property from the premises (“90-Day Removal Period”). The court appointed Receiver shall have the sole discretion to grant an extension of up to thirty (30) additional days beyond the 90-Day Removal period if he deems necessary (“Extension Period”). Any Chattel Property not removed from the real estate prior to the expiration of the (90)-Day Removal Period plus the Extension Period, if granted, shall be deemed abandoned by the Seller and title to the abandoned Chattel Property shall pass to the purchaser of the real estate. The Purchaser of the real estate acknowledges and agrees to these removal terms and shall permit reasonable access to the premises for the purpose of equipment removal within the stated time frame.
