TERMS:  $9,000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale.

 

Pursuant to the Deed of Trust, the Successor Trustee may act by agent in the execution of the sale and Joe R Pyle Complete Auction and Realty Service will assist with the sale as auctioneer. Any sale here under may be adjourned from time to time without notice other than oral proclamation at the time and place appointed for the sale. The Successor Trustee reserves the right to reject any or all bids. Purchaser shall pay all transfer stamps, recording fees, and other closing costs.  In addition to the $9,000.00 cash and/or certified funds deposit due to the Substitute Trustee at the time of the sale, there will be a fee of 10% of the purchase price charged as a Buyer's premium to compensate the auctioneer for his services.  The Buyer’s premium will be collected at the sale and will be non-refundable.

 

The successful bidder shall be required to sign a Memorandum of Sale with the Substitute Trustee at the conclusion of the bidding incorporating all terms of sale. 

 

 

               FEDERAL TAX LIEN:  In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.

 

Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale.  The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
